IIn December 2021, First Capital submitted a rezoning application to the City of Toronto to redevelop 3434 Lawrence Avenue East. The proposal presents two contemporary “L” shaped buildings ranging from 8 to 29 stories, and includes a new public street connecting Lawrence Avenue East to Greenbrae Circuit, a large pedestrianized courtyard, and a public park adjacent to Lawrence Avenue East. The site is located directly across the street from FCR’s Cedarbrae Mall, an established neighbourhood destination providing local retail amenities. 3434 Lawrence, located at the major intersection of Lawrence Avenue East and Markham Road, is situated directly adjacent to the Lawrence East TTC bus, providing convenient access to the Lawrence East TTC station. What's coming to the heart of Liberty Village In just a few decades, what was once a collection of time-worn buildings on forgotten lands has been transformed into an eclectic, urban hotspot. Today, Liberty Village is a meld of upscale residential, statement-making workspaces and hip hang-outs. First Capital is excited to share its vision for the Shops at King Liberty. We are seeking to create energy and connection with new links, public spaces and experiences to enhance this community. Located in the heart of Liberty Village, a new public park will merge industrial with nature -- creating a walkable botanical greenway surrounded by natural landscapes, public art and historic architecture reminiscent of the area’s industrial history. Building on the energy of this eclectic neighbourhood, the vision includes a new pedestrian promenade extending from the corner of East Liberty Street to Snooker Street, merging with the public park to create an open-air piazza with outdoor patios, markets, and new shops and restaurants lining its edge. We are working towards completing the neighbourhood at Liberty Village by creating new linkages that will integrate with existing and future transit infrastructure – connecting you to life in Liberty Village, and beyond. In July 2022, First Capital filed a combined Official Plan Amendment and Rezoning application with the City of Toronto to redevelop 895 Lawrence Ave East. We are excited to announce that First Capital has submitted a planning application to permit the redevelopment of our 895 Lawrence Avenue East property, situated at the southwest corner of Lawrence Avenue East and The Donway West, in the Central Don Mills neighbourhood of North York Toronto. The proposal contemplates introducing a 17 and 22-storey mixed-use building, connected by a 6-storey podium comprising 438 residential dwelling units, over 15,000 square feet of grade-related retail space fronting Lawrence, 334 underground vehicular parking spaces, 438 bicycle parking spaces and 2 loading spaces. Designed by WZMH Architects, this architecturally distinct building will create a gateway into the Central Don Mills neighbourhood by providing a corner plaza, featuring landscaping and street furniture for the community to enjoy. The use of various setbacks and step-backs will result in distinct building elements that fit within the surrounding built form context and maximize sunlight on adjacent sidewalks and the broader public realm. Situated in Toronto’s well-known and popular Don Mills neighbourhood, the proposal will introduce a range of new housing options to the area. This mixed-use node is surrounded by some of Toronto’s most family-friendly and affluent communities, complementing First Capital’s ‘Super Urban’ strategy.
