3579 Quadra Street Townhomes by Abstract Developments

3579 Quadra envisions the retention of an existing heritage registered dwelling, Highfield Residence, with the rehabilitation of seven contained market rental suites that are beyond their current operating life. Ground-oriented private entrances along Quadra Street are enhanced with three new trees, layered landscape plantings, walkways and gates which create a sense of privacy for residents, while also activating the pedestrian realm and supporting the vibrancy of the Quadra Street corridor. Situated between two major neighbourhood centres, residents of this project will enjoy a diverse range of amenities for future homeowners to live, work, and play within the Quadra local area. 1647 McRae was envisioned to provide new and diversified housing forms to the neighbourhood, offering an alternative to the traditional single family home to a range of people. The project will offer studio, one and two bedroom condo homes including family-oriented ground level suites. Designed to complement and enhance the existing architectural elements in the neighbourhood, the ground floor is clad with robust and attractive masonry and features a generously glazed commercial corner, giving the building a sense of weight. The middle section of the building between floors 2 and 4 are treated with warmer wood materials, projecting balconies with recessed portions, and an architectural framing element to visually break down the height into smaller masses, while level 5 and 6 are treated using a light stucco and variations in the roof plane to create a sense of lightness to the massing. The proposal encourages the goal for active forms of transportation outlined in the Shelbourne Valley Action Plan (SVAP), providing secure bicycle parking spaces for residents in the underground parking structure and bike visitor spaces near the entrance of the building. The architecture and landscape have been carefully designed to complement the neighbourhood. A series of architectural frames between floors 2 and 6, providing visual relief and interest to the elevations and optically reducing the building height. The interior faces of the frames are treated with warmer wood cladding and guard rails. A combination of white and dark stucco and balconies with glass guards creates a visual hierarchy and achieves a lightness and playfulness. This project will greatly enhance the streetscape with a landscape plan that is drought-tolerant and rich in biodiversity and pollinators to enhance the surrounding ecosystem. The gardens are designed with an urban approach in mind with raised planters forming separations between public and private spaces. Located in the Camosun neighborhood, the proposal has been developed in response to both the Saanich Official Community Plan (OCP) and Shelbourne Valley Action Plan (SVAP).
