• Pewter coloured tile edging included throughout.
• All sub-flooring is glued, nailed and screwed to prevent squeaks and joints sanded prior to flooring installation

LIGHTING AND ELECTRICAL
• Interior and exterior light fixtures provided as per builders’ samples.
• Light Bulbs all energy efficient LED lighting.
• Ceiling light fixture located in all rooms except bathrooms, living or great room.
• Vanity light fixture in all bathrooms.
• Light fixture above kitchen sink.
• Hanging light fixture in dining room & breakfast area as per plan.
• Circuit breaker panel with 200 amp service and copper wiring.
• Two (2) exterior waterproof GFI receptacles.
• Arc fault breakers to electrical standards.

• Specifications are subject to change without notice.
• All choices, samples and options are from builders’ samples and are plan specific. The Buyers shall have the choice of colours from the Sellers samples provided the item has not already been ordered or installed by the Seller.
• Front porch railings and handrails are not provided unless a building code requirement.
• Steps or deck are not provided from patio or secondary exterior entrance doorways.
• Vendor reserves the right to change or substitute construction materials with equal or better value.
