Features & Finishes

EXTERIOR
1. House sitings and exterior colours will be architecturally co-ordinated.
2. Elevations include Clay Brick and maintenance free vinyl siding with Architectural features in other materials, as per elevation.
3. Aluminum soffits, downspouts, fascia and eavestroughs.
4. Self-sealing asphalt shingles (25 year manufacturer’s warranty)
5. Metal insulated front entry door with side lights and/or transoms, weather stripping and deadbolt lock (excluding patio doors)
(as per applicable plan)
6. All vinyl casement windows, simulated single-hung casement or fixed to front, side and rear elevation, as per plan. Basement windows to be all vinyl sliders, if applicable.
7. All opening windows and patio doors are complete with screens.
8. Premium sectional roll up garage door(s).
9. Entire lot sodded except paved areas. (Common side yard 6’ or less may be finished with granular material).
10. Pre-cast concrete slab walkway to front door entry, pre-cast step(s) at front and/or rear door as required.
11. Number of steps at front and rear may vary from that shown on floor plans due to grading condition and municipal requirements.
12. Reinforced poured concrete front porch.
13. Exterior weather proof electrical outlets with ground fault interrupter.
14. Windows and doors sealed with quality caulking.
15. Paved driveway.

INTERIOR APPOINTMENTS
1. Approximate 9’ ceiling height on main level.
2. Choice of 12” x 12” ceramic floor tile in foyer, kitchen, breakfast area, all bathrooms, laundry room (excluding basement locations) as per applicable plan from vendor’s standard selection.
3. Choice of 6” x 8” ceramic wall tile for tub/shower enclosure(s) up to the ceiling and separate shower stalls, from vendor’s standard selection.
4. 35 oz. broadloom in all finished areas with under pad from vendor’s standard selection (excluding tiled areas)
5. Spray textured stippled ceiling with 4” smooth border in all finished rooms except kitchen, breakfast area, bathrooms and laundry room.
6. Polished brass plated hardware on all interior doors.
7. Moulded panel interior passage doors throughout finished areas excluding sliding closet doors and cold cellar doors if applicable.
8. Interior walls painted one colour throughout, from vendor’s standard selection.
9. Interior trim and doors to be painted white.
10. Tongue and groove sub floor, nailed and screw fastened.
11. Interior stairs are carpet grade with oak veneer stringer; pickets, railing and nosing with natural finish.
12. White plugs and switches throughout interior.

KITCHEN
1. Purchaser’s choice of cabinets and laminate counter top from vendor’s standard selection.
2. Double stainless steel sink with single level faucet.
3. Heavy duty receptacle for stove and dedicated electrical receptacle for refrigerator.
4. Split receptacle(s) at counter level for future small appliances.
5. Exhaust hood fan over stove area vented to exterior.
6. Dishwasher space provided in kitchen cabinets with rough in wiring and drains (wire is not connected to electrical panel and no cabinet is supplied).
7. Shut off valve to the kitchen sink.

BATHROOMS
1. Purchaser’s choice of cabinets and laminate countertops in all bathroom(s), (excluding powder room). All choices from vendor’s standard selection.
2. Make-up bar lighting in all bathrooms.
3. Water efficient toilets.
4. Mirrors in all bathrooms and powder room.
5. White bathroom fixtures and bathtubs from vendor’s standard selection.
6. Exhaust fans vented to exterior.
7. Ceramic accessories in all bathrooms and powder room.
8. Single lever faucets except for oval or corner tubs.
9. Pressure balanced controls in all showers and tubs.
10. Shut off valves for all bathroom and powder room sink.
11. Pedestal sink in powder room.
1. 100 amp service with circuit breaker type panel.
2. White switches and receptacles throughout.
3. Heavy duty cable for stove and dryer.

HEATING AND ENERGY FEATURES
1. Forced air, high efficiency gas furnace with ducting sized for future air- conditioning.
2. Hot water on a rental basis, purchaser to execute agreement with designated supplier prior to closing.
3. HEAT RECOVERY VENTILATOR (HRV) installed and interlocked with furnace (Simplified system).

LAUNDRY AREA
1. Hot and cold laundry taps for washer and heavy duty wiring for dryer.
