CONSTRUCTION
• Elevations include one or more of the following: Clay brick and/or stone and/or stucco and/or James Hardy board, PVC and/or vinyl siding.
• Poured concrete basement walls with damp-proofing and drainage mat.
• Poured concrete porches (as per plan).
• High quality 5/8” tongue and groove OSB sub-flooring. All subflooring screwed down as per Vendor’s specifications.
• High quality 3/8” plywood roof sheathing.
• Insulation in full conformity with the Ontario Building Code for the conservation of energy.
• Maintenance-free aluminium soffits, fascia, eavestrough and downspouts (as per plans).

The above excludes all low headroom areas due to mechanical and/or dropped areas.

EXTERIOR DOORS AND WINDOWS
• Steel clad insulated main front entry door(s) with glass insert (as per plan) and satin nickel grip set.
• Sectional roll-up garage door with glass insert, 8’ or 16’ wide (as per plan and elevation).

WARRANTY
The Vendor’s warranty is backed by The Tarion Warranty Corporation for the following warranties:

• defects in workmanship and materials for a period of one year.
• defects in workmanship and materials for a period of two years on electrical, plumbing and heating distribution systems. Any water penetration through exterior cladding, windows, doors and exterior caulking.
• Major structural defects for a period of seven years.
